- Cloverleaf Infrastructure and Nvidia entered a strategic partnership to advance the rapid buildout of digital infrastructure across the U.S., according to an announcement last week. Nvidia made a minority investment in the data center developer, which has secured parcels of land with large-scale power access for tech giants like Oracle and OpenAI.
- The companies said they aim to meet growing demand for “AI factories” by combining Cloverleaf’s data center infrastructure with Nvidia’s computing technology, including its DSX platform. The full-stack framework provides software, workflows and reference designs for planning and optimizing AI data centers.
- Nvidia’s customers, from hyperscalers to enterprises, can tap into Cloverleaf’s portfolio of powered sites. “It’s a connection to their ecosystem of customers, and they’re the leader in selling chips and the connected technology stack,” Cloverleaf CEO and co-founder Dave Berry told Channel Dive. “They have a huge client base. There's an opportunity to collaborate with those customers and match the right site for the right customer.”

Cloverleaf sees itself as part of an expanding AI channel that encompasses not only chip technology and traditional IT services, but also the land, water and energy needed to support AI infrastructure.
“We’re all part of one channel and ecosystem,” Berry said.
The data center developer was founded in 2024 to meet growing demand for large-scale data center projects that support AI and advanced computing, according to Berry. Cloverleaf is employee-owned, with backing from private equity firms NGP Energy Capital and Sandbrook Capital.
Berry said his company specializes in obtaining funding, permitting and local buy-in, at a time when data center development faces rising pushback from local communities. “We realized that the data center business was moving from being a real estate and fiber business to fundamentally a power business and also truly a development business,” Berry said.
Cloverleaf identifies data center sites and acquires land rights, enters zoning and entitlement processes and completes grid studies and power contracting. Operational data centers can be built within 18 to 24 months, Barry said, for customers ranging from hyperscalers, colocation providers, neocloud players or anyone needing large amounts of electricity for compute.
Cloverleaf operates in a demand-heavy market — currently, the need for data center land, amplified by AI implementation across industries, is outpacing the availability of sites with power capacity to handle massive computing workloads.
“There's one big supply chain, all the way from power plants to chips to consumers,” Berry said. “We’re seeing a constraint in power that manifests in the fact that almost no utility now has excess power or existing reserve margin. You see back-ordered equipment with long lead times, whether that's gas turbines, transformers, breakers or other electrical equipment. You see utilities adapting to the level of demand with new regulatory processes, and a transmission network that has not been expanded to a level that accommodates this new demand.”
Berry added that Cloverleaf’s partnership with Nvidia creates an opportunity to collaborate on the future of chip architecture and integration into the technology stack. As Nvidia develops next-generation chips, Cloverleaf could potentially design appropriate cooling systems and negotiate power and land contracts based on chip requirements.
Maximizing water, land and energy sustainability is essential for data center development, Berry said.
“We're excited to be working with Nvidia on how to make data centers more efficient,” he said. “How do we make them work as well as they can for communities and be good stewards of resources? That's something that won't look the same on every project, but there's an opportunity to work together there that will be a big win-win.”
